What we do

British, living on the Costa del Sol, helping Brits buy here.

Costa del Sol Homes is run by people from the UK who made the move themselves and now live and work on the coast. We help buyers from the UK find and buy the right resale home in the south of Spain, and we stay with them from the first message to the keys and after.

We know how the market here works, because we are in it every day. We speak Spanish with the agents, the notary and the town hall, and English with you. We know which urbanisations hold their value, which streets are quiet, what a fair offer looks like and what to check before you sign, and we tell you straight.

  • From the UK, based on the coast
  • Resale homes, seen in person
  • Fluent Spanish, plain English
  • One point of contact throughout
  1. 01Finding the right home

We start with what the home is for: a move for good, a place in the sun for the family, or a flat that pays its way. Then we shortlist from what is actually for sale, not what is easiest to sell, and help you find the best option.

  2. 02Viewings that fit around the UK

We line up a day or two of viewings for when you fly out, and we take you to each one. If you are not able to travel, we go to the property for you and show you round on a video call.

  3. 03The costs, all in

Before you make an offer you know the price, the taxes, the fees and the running costs, so there is nothing to find out later.

  4. 04The offer and the paperwork

We take your offer to the seller and handle the back and forth in Spanish. We put you in touch with an independent English-speaking lawyer, help with the NIE and a Spanish bank account, and keep the purchase moving to completion at the notary.

  5. 05Mortgages and money

If you need a Spanish mortgage we introduce you to brokers who arrange them for UK residents, and we point you to currency specialists so your money goes further than with a high-street transfer.

  6. 06After the keys

Utilities in your name, the community, a decent handyman, where to register and a healthcare practice nearby. For anyone who still needs help after moving, we are always here to help.

Buying from the UK

What you need to know before you start.

The money

Budget around 10% on top

Transfer tax in Andalucía is 7% on a resale home, plus notary, land registry and your own lawyer. No stamp duty, no agency fee for you.

The paperwork

You need an NIE and a lawyer

An NIE is a Spanish tax number for foreigners. Your lawyer can get it, check the home and sign for you by power of attorney.

The time

90 days in 180

Since Brexit that is how long a UK passport gets you without a visa. Owning a home here does not change it.

The mortgage

Spanish banks lend to UK buyers

Usually 60 to 70% of the valuation for a non-resident, with a decision in principle before you fly out.

Questions we get asked

The short answers.

Can I still buy a home in Spain after Brexit?

Yes. Anyone can buy property in Spain whatever their nationality. What changed is how long you can stay: 90 days in any 180 without a visa.

How much do I need on top of the price?

Around 10%. In Andalucía the transfer tax on a resale home is 7%. Notary and land registry fees are roughly 1 to 2%, and an independent lawyer around 1% plus VAT.

What is an NIE and do I need one?

An NIE is the tax number Spain gives to foreigners. You need one to buy a home, open a bank account or pay a bill. Your lawyer can apply for it, or you can go through the Spanish consulate in the UK.

Can I get a Spanish mortgage from the UK?

Yes. Spanish banks lend to non-residents, usually up to around 60 or 70% of the valuation, over up to 20 or 25 years. They will want to see UK payslips or accounts and your tax returns.
